Welcome to the Magnolia Housing Authority (MHA)! Below is a summary of important lease terms to help you better understand your rights, responsibilities, and our shared community expectations.
Lease Terms & Rent
- Lease Term: Renewed monthly unless otherwise terminated.
- Rent Due: On the 1st of each month.
- Late after the 7th = $50 late fee.
- Security Deposit: $200 for Magnolia Gardens, Meadowbrook Lane and Sherwood Drive,$250 Alcardun Heights, Pine Valley equal to one months rent.
- Late Rent? Contact us before the 7th to avoid penalties
Utility & Fees
- Included Utilities: Water, Sewer, Natural Gas, Electricity.
- Extra Fees: May apply for personal freezers or increased utility costs
Annual reviews & Changes
- MHA reviews your income and household size once a year.
- Rent may go up or down depending on changes.
- You must report income changes or changes in family members within 10 days
Resident Responsibilities
- Keep your unit clean and safe.
- Take out trash properly.
- Use appliances responsibly.
- No subleasing or long-term guests (over 2 weeks) without approval.
- Follow MHA rules posted in the office
Grounds for eviction
- Criminal activity on or off the property.
- Drug-related activity.
- Disturbances or safety concerns.
- Alcohol abuse that affects others
Entry & Inspections
- MHA reviews your income and household size once a year.
- Rent may go up or down depending on changes.
- You must report income changes or changes in family members within 10 days
Smoke-free policy
- MHA properties are smoke-free.
- Only residents with a waiver may smoke inside their unit or car.
- No smoking around oxygen use or when staff are in the unit
Repairs & Emergencies
- Report safety or maintenance issues ASAP.
- MHA handles most repairs unless you caused the damage.
Ending the lease
- You: Must give 5 days written notice before moving out.
- MHA: May terminate for serious violations. Notice will be given
community service
- All adult residents (unless exempt) must complete 8 hours of community service per month.
Protections Against Domestic Violence (VAWA)
- Victims of domestic violence, dating violence, or stalking will not lose housing because of the abuse.
- MHA may request documentation to apply these protections.
