Work Order Procedures

Work requests may be called in by residents, staff, or the general public. When work is requested, a work order is written up (either on computer or manually), and passed along to maintenance workers. Maintenance personnel may pick up work orders from the office at various times during the day, or they may be called or paged as deemed necessary. Work is completed in a timely manner, usually within 24 hours of request. If resident is not home at the time the work is performed, the maintenance worker will still complete the request.
Preventive maintenance, annual inspection, and seasonal or periodically performed work is scheduled by the Maintenance Supervisor and work orders are generated by the maintenance department as necessary.

When the work has been completed, the maintenance worker completes the work order form. The Maintenance Supervisor (or his designee) reviews the work order and initials the completed work order. Supervisor photocopies the completed work order and then returns the original work order to the work order clerk to complete processing. Work order clerk enters completion information into computer (or may enter all work order information if order was initially done manually) and makes any applicable charges to tenant and then closes the work order.
